Free Market Appraisal (Valuation)
Once you decide to sell your property, we nominate a member of our professional sales team to visit your property and conduct a free valuation. We also arrange a professional photographer to take the pictures of the interior and the exterior of the building. Our team will take the measurements of various features of your property and our design team will create an in house brochure highlighting the various features of the property. We will present this brochure at point of our sales display on behalf of our Vendors and will also advertise on various marketing sites with high rates of user traffic and statistics.
Free of Cost Marketing and Advertising Support
We provide free of cost marketing and advertising support to our Vendors so that their properties can get a wide exposure to reach out their target audience. We also advertise their properties over various marketing websites as well as on our own company website where the users can have an easy access to explore all features of the property. They can also view the photographs and this helps them to make a quick decision about making a purchase.

Administration and Legal Documentation Support
Once the property is approved by the purchaser, we prepare important documentation for both parties (Vendor and the Purchaser) to sign the memorandum of Sales and engage the solicitors ( for important documentation checks. We communicate and correspond with the both parties solicitors on regular basis in order to get an update on sales progression. Once we receive the final confirmation from the authorised solicitors, we proceed with signing the agreement and confirm the payment has gone through into Vendor's account and afterwards the keys are handed over to the purchaser. We provide all the administration support right from the beginning to the end of the process.

We have composed a step to step guide for our landlords to follow the basic procedures for letting out their properties. This pack is completely free of cost and has been designed carefully in order to cater for various kinds of needs for our clients.

Market Appraisal (Valuation)
Once you decide to let your property, one of our members of lettings team will arrange a visit to your property to conduct an accurate rental valuation and the photographs will be taken.
In order to maximize the exposure of your property details, the professionally taken photographs will be uploaded on our website as well as all the major property portals including Findaproperty, Rightmove & Zoopla etc. Our proactive lettings team will approach, either by phone or an e mail, to all the potential applicants. We also have a database of corporate clients & relocation agents who are constantly looking for the quality rental properties to rent.
Viewings & Negotiation
All viewings will be accompanied by one of our experienced & knowledgeable lettings professionals, who will highlight all the positive aspects of your property, including proximity to transport links, shops, leisure facilities etc. We will put all the offers forward to the landlord as soon as we receive them and will negotiate with the applicants to achieve the highest possible rent for the property.
Progressing the Tenancy
Once the offer is accepted and the holding deposit is paid, the applicants will be requested for providing the references and all the required documents. As soon as we receive the requested documents, PJ Estates will issue the signed copies of the tenancy agreement to both parties Landlord and the Tenant. The balance of the rent will be arranged to be paid by the tenants and the keys will be handed over on the start date of the tenancy agreement.
Deposit Protection Scheme, introduced in 2007, has made this very important to keep an up to date and accurate details of the inventory. Before the tenants move in, we can arrange for an inventory report, prepared by our professional team in the form of a check-in report. This report provides the details of the written benchmarks that can be amended, updated and recreated before any new tenancy begins. This report also includes the complete details of the condition of the fittings and fixtures within a property as well as the dates when the meter readings were taken.
